It’s official! DUO Building offers Londoners and the surrounding community unique custom builds for houses, in addition to renovations. This new offering is showcased beautifully in Our Homes’ Summer 2016 issue, which features our very first custom build.

DUO is no stranger to custom builds, having developed commercial buildings for local companies such as Adelaide Dental Office since 1996.

Our decision to offer new home construction came about as a result of our employee model, which encourages our staff and crew to think like owners. A recommendation to branch out into the new home arena was met with wide agreement among our team, leading Pat Malloy to invest the time required to receive his Tarion licence. Tarion provides new home warranty protection to Ontario homes for up to seven years, and is a requirement for new home builders.

Pat always wanted to build his dream house in London’s downtown, and in effect became DUO’s first client for our unique new offering.

“Planning a new build in London’s core has its challenges, particularly in determining the value that a project like this would render,” says Pat. “We felt it was worth the gamble. And four years later the completed build has met all of our expectations including increased market value to support the investment, ease of living in the core despite the mixed neighbourhood, and improved services including new bike paths, markets, theatre, arena, and restaurants.”

The house is the latest edition of the Blackfriars Estate Condominiums in London’s downtown community. It’s a blend of old world architecture to fit the surroundings, and modern/retro interior to fit Pat and his wife, Gayle’s tastes. The couple used their favourite and the latest products and materials, which Our Homes spotlights in its latest issue. They also purchased from local suppliers and trades wherever possible

“At first, I was sceptical of moving into something new, especially when I loved the community where we lived in Old South and our neighbours,” says Gayle. “That changed when I began designing a house that fits our lifestyle and our interests. It’s been energizing and fun!”

Pat and Gayle’s house features top environmentally-friendly products, including: VOC-free wide planked engineered flooring, recyclable Marmoleum flooring, and super-efficient insulation, heating and cooling systems, fibreglass windows and fixtures. The salvaged materials also helped reduce their home’s environmental footprint, and lend beautifully to its aesthetic. The reclaimed brick used for the exterior matches the historical house attached to their home, and the reclaimed brick wall and 150-year-old wood beam, taken from the historical house when it was made into condos, adds a retro feel to the interior.

One key advantage of a custom build is knowing which products were used to build the house.

DUO has made a name for itself in sourcing toxic-free building materials to help ensure the health and well-being of our clients. This is particularly important – often essential – for people sensitive to chemicals.

The homeowners of our second custom build turned to DUO partly because of this knowledge. Michael, a physician, has asthma and his wife, Patti has a rare autoimmune disease called GPA (granulomatosis with polyangiitis).

“Immune issues are a big thing for me,” said Patti. “Reducing any environmental triggers was certainly at the core of a lot of our decisions, and ultimately to have a safe place to live in that we can control. As for knowledge in environmentally-friendly products and healthy homes, DUO is head and shoulders above the other builders we know about.”

In addition to healthy materials, reducing greenhouse gas emissions and waste, and creating a country home that fit into the landscape was also important to the couple.

Michael and Patti found out about DUO Building because Patti’s mother had seen the DUO signs in North London, and Michael was impressed by the aesthetics of one of our new dental buildings.

“The first call went well with Pat and Mark [DUO’s Senior Estimator],” said Patti. “We thought their ideas, approach and process matched with what we wanted. Our values and our ethics aligned.”

On our recommendation, Michael and Patti worked with Blueline to develop the home’s design.

“We had never lived in a house before so didn’t understand the thinking behind the requirements and choices,” said Patti. “Mark has so much knowledge to access.”

Mark ensures that Michael and Patti are involved at every step in the process and are kept informed, accommodating changes and keeping to budget.

“We are extremely happy with DUO and can’t say enough good things about our relationship,” said Patti.

Michael and Patti’s dream home in the country will be completed by the Fall.
